All properties need to be prepared before they are brought to market; presentation and first impressions are key. Having a spring clean, both internally and externally, as well as carrying out minor repairs can help to make your property more attractive to prospective tenants.

When letting a property, there are certain legal requirements which need to be in place before commencement of a tenancy.

The property must have a valid EPC certificate with a rating of E or above (some exemptions apply). It is likely that the legislation will change in the near future, meaning some landlords may be required to alter their properties in order to comply with stricter energy requirements. All gas appliances, pipework and installations must be checked by a qualified gas safety engineer annually and a gas safety certificate (CP12) issued.

A smoke alarm and carbon monoxide detector must be fitted. It is also a legal requirement to have a valid Electrical Condition Inspection Report carried out prior to renting out a property, and a safety certificate must be issued (ECIR); this must be renewed every five years.

It may seem like a minefield, but we will guide you through the process, and our Full Management package will ensure these vital requirements are updated as per current legislation.

Whilst you can conduct viewings yourself, our professional and experienced team are always on hand to accompany viewings during office hours.

After all potential tenants have declared their interest, landlords will be consulted as to who their preferred tenant is.

We pride ourselves in securing the best tenant, rather than the first tenant for our landlords. youngsRPS will carry out a full credit and reference check for any new tenants; this includes income, landlord reference (if relevant) and completing the required Right to Rent checks.

We will provide the landlord with a copy of the referencing result for their records if they wish.

We strongly recommend that a full written and photographic inventory and schedule of condition report is prepared at the commencement and end of a tenancy. This is vital evidence if there is a dispute in relation to the retention of the deposit. Our Full Management package allows us to handle dispute claims on your behalf (conditions apply).

The tenancy agreement will usually be an assured shorthold tenancy (AST), which we will draw up. We recommend an initial six-month term; at the end of this term the tenancy continues month to month (periodic tenancy). Alternatively, a landlord who wishes to secure a long-term tenant can opt for a longer-term tenancy. The landlord can add any special conditions they would like the tenant to comply with, within reason.

Both the landlord and tenant will sign the tenancy agreement and receive a copy. youngsRPS uses a digital system which allows all parties to sign electronically.

This significantly speeds up the process, allowing landlords to secure a tenant promptly. We are even able to sign the agreement on landlords’ behalf or the landlord can be more involved if they wish.
