LOCATION
The site benefits from an accessible location close to the centre of Pelton Village with good access on to the A693 in the heart of the North East commuter belt. The site is well located being approximately 9 miles south of the centre of Newcastle/Gateshead, 8 miles north of Durham City, 2.5 miles to the west of the A1(M) junction 63 and 2.5 miles west of Chester le Street.

Connections for gas, water, electricity and BT can be made within Pelton Lane and Oak Terrace adjacent to the site. TERMS
The freehold interest of the land is being offered for sale by Informal Tender with a closing date for greenfield offers, based on the consent granted, of 12 noon on the 23rd November 2018 by which time all offers must be in the hands of YoungsRPS. Following this deadline, a shortlist will be drawn up and further clarification in respect of bids including proposed schemes and Net Land Value will be sought before a preferred developer is selected.

It is then the intention of the vendors to work with the preferred developer on a disclosed costs basis to establish a final net land purchase price. The vendors reserve the right not to accept any nor indeed the highest offer.


VAT
The Vendors reserve the right to charge VAT at the standard rate in addition to the purchase price.


PLANNING
Outline planning consent was granted on 4th August 2017 application ref no DM/16/04048/OUT and is for up to 190 units, of which 15% are to be affordable homes. The application also provides for public open space and recreational facilities. A full set of consultants reports which were part of the planning application are available in the Buyer’s Pack.

It will be the responsibility of the buyer to obtain approval of reserved matters.
