LOCATION
Longhorsley village is approximately 7 miles North West of Morpeth, and some 14 miles south of Alnwick. The A697 road passes through the village linking it with Morpeth to the south and Wooler to the north before carrying on to Coldstream in the Scottish Borders.

Currently there is outline planning permission on approximately 0.37 hectares (shown hatched black), however there is potential for further development on the rest of the site subject to the necessary consents.

Interested parties should satisfy themselves as to the site area, site conditions and development potential by making their own site investigations and enquiries.

Longhorsley Parish Council currently own the access to the site, however there are agreed terms in place to enable access to be granted to a limit of 12 dwellings. The vendor will take responsibility to finalise this agreement.

Water, sewage and electric connections are all available close by. Interested parties should satisfy themselves as to the suitability of the connections. Rights for the connections have been secured across the land to the south of the site.


PLANNING
Outline Planning Permission for 12 units was granted in March 2013 by Northumberland County Council, Application no. 12/03472/OUT. This included a Section 106 agreement dated February 2013.

Subsequently approval of Reserved Matters has been approved for 9 units, with the section 106 agreement negotiated out of - application no. 16/00626/REM.

Interested parties should satisfy themselves of the planning status of the site prior to purchase. Copies of the planning permission documents can be viewed at YoungsRPS offices.

DIRECTIONS
From the A1/A697 South: At Morpeth merge onto the A697 from the A1/A192. Continue 5 miles to Longhorsley then in the centre of the village turn right on to East Road. The site is on the left as you exit the village.

From the A1 North: Continue south from the A1 at Alnwick then on to the single carriage way. After the Bockenfield Caravan Park take the next right sign posted 'Longhorsley, Burgham Park Golf Club'. Continue towards Longhorsley arriving on East Road with the site on your right as you enter the village.
