As well as acting for owner-occupiers and tenants of agricultural properties, YoungsRPS also act for the owners of let estates, farms and land across the UK.
We act for a wide range of property owners from private individuals to charities, investment companies and trusts. We may act as consultants or undertake the day to day management of the property and everything in between. Packages are tailored to suit the level of involvement owners wish to have in the management of their property and their budget.
Estate management ceased to be simply about collecting the rent, carrying out rent reviews and arranging property repairs many years ago, although these functions remain of vital importance. It is also now our job to identify opportunities for diversification or planning permission, identify and manage landowner’s liabilities, and work with our clients on succession planning.

Knowledge and experience
YoungsRPS has a number of Rural Practice Chartered Surveyors and support staff involved with estate management, all with a broad range of experience and specialisms. We have a national reach and are involved with traditional shooting and agricultural estates to urban fringe estates with diversified enterprises. Estates frequently now include properties let on commercial leases and we have Commercial Chartered Surveyors who can help with this aspect. Many of us have been involved with the same estates for several years.
We continually look for opportunities to maximise value and rental income, as well as ensuring estate properties and buildings are maintained. Are there buildings suitable for conversion to dwellings? Are there areas of mature woodland which are ready for felling at a time of high timber prices?
We consider all the angles of a proposal and think about the long-term effects. For example, it may be possible to convert a farm building to dwellings but would the removal of the building from the farm tenancy have an impact on the farm? Good administrators. Good estate management relies on good record keeping and administration. This is important to facilitate continuity of management. Estate plans and schedules should be kept up to date, tenant’s improvements and rent reviews need to be properly documented.

Identifying planning opportunities, promoting land for allocation in the local plan for development, project managing planning applications.
Sales and lettings
The sale and letting of all types of property both privately and “on the market”, including the preparation of tenancy agreements.
Succession planning and taxation
Together with the client’s solicitors and accountants, advising on how the estate might be passed to the next generation and potential tax liabilities.
Advising on the management or letting of sporting assets.
YoungsRPS can undertake valuations of all property types.
Tree and woodland management
Appraisals of woodland assets, arranging management plans, arranging and overseeing thinning and felling, arranging the required health and safety surveys and the resulting remedial work.
