Marketing your property: why wait?

Spring always comes out on top as the best time to sell, however, Rosie Spours, Valuer Manager at youngsRPS Alnwick, explains why savvy homeowners should be thinking about marketing their homes now.

“You may be surprised when I say that winter is often our busiest time of year; I say surprising as traditionally sellers were advised against marketing their property outside of the summer months. However, as technology progresses and buyers have 24/7 access to websites, property portals and social media, new trends emerge.

The first few weeks of January are when most people are back at work after Christmas and will start to browse the web for inspiration on how to beat their January blues. Rightmove states that the ‘S

spring Rush’ actually starts in the new year as sellers look for a ‘fresh start’. Serious sellers will have their home online and marketed before the new year to ensure they don’t miss this audience; that isn’t to say it’s too late now as demand is still outweighing supply. It’s also important to remember that now the festive season is over, solicitors and estate agents are back at their desks and eager buyers who might have struggled to secure a deal at the end of last year are lying in wait.

Throughout 2019 there was a general lack of stock coming to the market across the UK; this is set to change as we enter a new year with confidence in a new government. Those buyers that have been holding off until there is a sense of political stability are beginning to make the move. There is also, of course, the spring rush. Historically, and due to common belief, the best time to sell is in the spring and summer months. Whilst demand at this time of year may be high, you are simply one of many. Instead, by selling in a period of high demand and low supply, you are giving yourself better odds.”
